As you probably know Cape Coral has been in the news a lot since probably a year ago. Many times mentioned as being the # 1 city in the number of foreclosures. Well, it is true. We have them, and we also have many buyers taking advantage of that. Smart move. But we also have many sellers that are looking at this as an opportunity to price their home competitively and get it sold!  Especially when it comes to houses with gulf access. In this areas the foreclosures are not always the best deals, and there are not that many to begin with. A foreclosure that is priced right, usually is priced below its market value, and it will most likely have multiple offers. People are attracted to the word "foreclosure" and will fight and make higher offers just to win.  Very often it is justified. But, when I see a house that is not a short sale or a foreclosure and it is priced right, then I believe that is a good deal to go after.
